Every site has its own stage and responsibilities.

Traceable information connects engineering, equipment and operating records, from assessment to long-term management. This page presents services and project participation, not an investment solicitation, ownership claim or evidence that all projects are operating.

01

Management extends beyond a single milestone.

Each stage is verified against the project scope and available evidence. Not every project has completed every stage.

Clarify roles before management

Owner

Holds assets or relevant rights, with contractual rights and obligations.

Construction contractor

Delivers the agreed engineering, installation and acceptance scope.

Manager / operator

Tracks equipment and operating records within the authorized service scope.

Owner, contractor and manager/operator are not automatically the same party. Project participation does not establish KiWi ownership.

Commercial retail rooftop · Planning & coordination

KiWi participates in commercial retail rooftop solar planning and project coordination. Completed construction, commissioning and commercial operation are not established, so no capacity, site count or progress figures are presented.

Existing green-power procurement cooperation is a separate scope, not proof of rooftop PV ownership or completion.

Luzhu District, Taoyuan · Rooftop photovoltaic system

Installed capacity275.1 kWp

Source capacity is 275.11 kWp, rounded to one decimal as 275.1 kWp.

  • 671 REC 410 Wp modules
  • 671 × 410 Wp = 275.11 kWp
  • SolarEdge inverter / module-level monitoring

The June 10, 2026 completion report records installed equipment, system testing, meter installation/grid parallel connection and Taipower completion inspection. This dated construction evidence does not unconditionally establish commercial operation; a platform installation date is not a commercial operation date.

KiWi’s documented role is construction contractor. Ongoing management services are this page’s scope; completed handover, transfer, lease and subsequent operating arrangements are not confirmed.

From generation to cash flow, every step needs evidence.

A qualitative mechanism explanation, not a financial model or investment-return estimate. Equal-weight nodes convey no amounts, proportions or results.

Project-specific financial outcomes depend on actual contracts, costs, financing, tax and operating conditions. The calculator below compares only scenarios you enter, in nominal pre-tax annual TWD; no return is guaranteed.

Optional settings

Off: operating expenses and contracted price assumed unchanged (0%).

Off: no major replacement cost assumed.

Off: no revenue after the price agreement ends; costs continue.

Off: no debt assumed; equity view unavailable.

Technical safety limits (not recommendations): horizon and terms ≤ 60 years; capacity ≤ 1,000,000 kWp; yield ≤ 3,000 kWh/kWp; prices ≤ 1,000 TWD/kWh; money inputs and total capex ≤ 1 trillion TWD; capex per kWp ≤ 1 billion TWD/kWp; rates ≤ 1,000%. Values are rejected, never clamped.

Results appear when every required assumption is entered

No example values are preloaded. Fill in the required fields — including costs and degradation, even when 0 — to see charts and the annual table.

Required fields still blank:

  • System capacity
  • First-year specific yield
  • First-year contracted price
  • Capital expenditure (t=0)
  • Analysis horizon
  • Price agreement term
  • Year-1 O&M cost
  • Year-1 site rent
  • Year-1 insurance
  • Annual degradation

Model scope and omissions

Nominal TWD, pre-tax, annual end-of-year flows; all capex at t=0; full years only. Excludes tax, subsidies, REC income, construction-period flows, fees, grace periods, decommissioning, terminal or residual value, tax shields and refinancing.

Calculation method & assumptions
  • All money is nominal annual pre-tax TWD; each year’s flow occurs at year end and all capex occurs at t=0.
  • Generation in year t = capacity × first-year yield × (1 − degradation)^(t−1).
  • Within the price term, price = first-year price × (1 + contracted escalation)^(t−1). After the term, revenue is 0 unless the post-contract scenario is on; then price = first post-contract price × (1 + post-contract change)^(t−term−1), so its first year uses exponent 0.
  • Operating expenses = (O&M + rent + insurance) × (1 + expense escalation)^(t−1), continuing after the price term. A major replacement is the entered nominal amount in the chosen year only.
  • Project CF0 = −capex; CFt = revenue − operating expenses − replacement.
  • NPV = CF0 + Σ CFt ÷ (1 + r)^t; year 0 is not discounted. NPV is shown only after you enter a rate.
  • IRR is the rate r > −100% with NPV = 0. It needs both positive and negative flows; with more than one sign change it is suppressed as possibly non-unique, and if the solver cannot verify a root it is unavailable.
  • Payback interpolates the first year cumulative flow (including year 0) reaches 0, assuming uniform flow within that year; a warning appears if the cumulative later turns negative.
  • Equity view: loan = capex × loan ratio; equity CF0 = −(capex − loan). Level payments occur at each year end for the loan term; equity CFt = project CFt − payment. Loans never change project flows.
  • Optional settings that are off assume 0% escalation, no replacement, no post-contract revenue and no debt. Taxes, subsidies, REC income, fees, residual value and other omitted items are excluded.

This is a simplified comparison of your own assumptions, not an actual customer return, guaranteed yield, or investment or tax advice. Real outcomes depend on weather, equipment availability, curtailment, contract and counterparty terms, grid and regulatory changes, costs and operations. Consult qualified professionals.

04

Management starts with details that can be checked

Traceable information

Retain sources, periods and versions; align meter, equipment, contract and accounting records.

Alerts through to action

Connect alerts with work orders, responsible parties and action records; follow unresolved items.

Technical & environmental conditions

Review weather, equipment availability and technical condition together, without treating short-term variation as long-term performance.

Responsibilities & assumptions

Clarify contractual scope and review cost, operational and data assumptions. Do not treat unconfirmed items as completed.

Clear boundaries before collaboration

Does management mean KiWi owns the site?

No. Ownership, construction and management roles must be confirmed separately against project rights and service arrangements.

Which projects are planned, and which have construction evidence?

The Decathlon rooftop project is in planning/preparation. Taoyuan has a June 10, 2026 completion report and monitoring data; these do not directly confirm commercial operation.

How should the investment calculator be read?

It compares scenarios built only from your own inputs, as nominal pre-tax annual TWD cash flows. No example values, customer figures or guaranteed returns are included, and tax, subsidies and other omitted factors are disclosed beside the results.

What information helps start a discussion?
